How much will you offer for my house?
We start with what the house would sell for fully fixed up, then subtract repair costs, holding costs, and a reasonable margin. We walk you through those numbers line by line so you can see exactly how we got there. There is no obligation to accept.
Are there any fees or commissions?
No. We pay closing costs, and there are no agent commissions. The offer we make is the amount you walk away with, minus anything you owe on the house.
Do I need to make repairs or clean up?
No. We buy houses exactly as they sit. Leave what you don't want. We've bought houses with roof damage, foundation problems, code violations, and years of stuff inside.
How fast can you close?
As fast as 7 days if the title is clean. If you need more time to move, we close on your schedule. Most sellers pick a date two to four weeks out.
Is this legitimate? How do I know I'm not being scammed?
We are licensed Alabama real estate agents, a brand of ForeFront Real Estate LLC. Every closing happens at a local title company or attorney's office, and your money is wired from escrow, never from us directly. Ask us for references from past sellers.
What if I owe more than the house is worth?
Call us anyway. Because we're licensed agents, we can look at options a plain cash buyer can't, including a short sale with your lender or listing the house on the open market.
Do you buy houses with tenants?
Yes. We buy occupied rentals and honor existing leases. You don't have to evict anyone or wait for a lease to end.
Do you buy mobile or manufactured homes?
We look at them case by case. If the home is on land you own, call us. If it's in a park on a rented lot, we'll tell you honestly whether we can help or point you to someone who can.
